ABOUT THE SURVEY
What is a Specific Defect Survey?
A Specific Defect Survey looks closely at a particular problem or area of concern within the property. Instead of reviewing the whole building, the inspection is tailored to the issue you want investigated.
It can be used to investigate concerns such as damp, condensation, timber decay, roof or wall defects, cracking or problems around windows and doors.
You will receive a clear report to help you understand what is happening, why it is happening and the most appropriate next steps. This may include advice on repairs, monitoring or any further specialist investigation needed.
Focused on the issue that concerns you
We agree the scope with you beforehand so the inspection is centred on the problem relevant to your concern.
- Inspection of the affected and surrounding accessible areas
- Appropriate observations and moisture readings where relevant
- Clear explanation of the findings and causes
- Practical advice on repairs and next steps
The survey is visual and non-invasive. If the findings point to the need for opening-up works, structural calculations or specialist testing, we will explain this clearly and guide you on the next step.

Frequently Asked Questions
What types of defects can you investigate?
A Specific Defect Survey may be suitable for concerns such as dampness, condensation, mould, water penetration, roof leaks, defective render or pointing, isolated cracking, timber decay or problems around windows and doors. We will review your enquiry before confirming whether this is the appropriate service.
Does the survey cover the whole property?
No. The inspection focuses on the particular defect or area of concern agreed before the appointment. Relevant surrounding areas may also be inspected where they could help explain the issue. A Level 2 or Level 3 survey may be more appropriate where you require an assessment of the property as a whole.
Do you investigate damp and moisture problems?
Yes. The inspection may consider visible staining, mould, condensation, water penetration and other indicators of excess moisture. Moisture meter testing will be carried out where appropriate.
Is the inspection invasive?
The standard inspection is visual and non-invasive. Floor coverings, wall finishes and fixed building elements will not normally be removed. Where opening-up work or specialist testing may be beneficial, this will be explained and would require separate agreement and any necessary permissions.
What will the report include?
The report will describe the concern investigated, the relevant findings, the causes and the recommended next steps.
