ABOUT THE SURVEY
What is a Level 2 Home Survey?
A RICS Level 2 Home Survey is the modern equivalent of the traditional RICS HomeBuyer Report. It is a visual inspection and report for many houses, flats and bungalows that appear to be in reasonable condition.
Following the inspection, you will receive a clear report using RICS condition ratings, with straightforward explanations of any urgent repairs, risks, further investigations or ongoing maintenance you should consider.
Is a Level 2 Home Survey right for you?
A Level 2 Home Survey is generally suited to properties of standard construction that appear to be in reasonable condition.
- Traditionally built houses, flats and bungalows
- Modern properties without significant defects
- Homes that have not been heavily altered
- Buyers who want clear advice on significant issues
For older, unusually constructed, heavily altered or visibly poor-condition properties, a Level 3 Building Survey may be more appropriate.

Frequently Asked Questions
What does a Level 2 Home Survey include?
A Level 2 Home Survey provides a visual assessment of the property. It uses RICS condition ratings to highlight significant defects, risks and matters requiring repair or further investigation. The report also comments on visible services, although these are not tested.
Is a mortgage valuation the same as a Level 2 Home Survey?
No. A mortgage valuation is carried out for the lender and is not a detailed assessment of the property’s condition. A Level 2 Home Survey is commissioned for you and provides independent advice before you proceed with the purchase.
What is the difference between a Level 2 and Level 3 survey?
A Level 2 Home Survey provides a clear overview of a property’s condition and is generally suited to homes that appear to be in reasonable condition. A Level 3 Building Survey provides a more detailed assessment and is usually more appropriate for older, unusually constructed, heavily altered or visibly poor-condition properties.
Will my report include photographs?
Yes. Plenty of photographs are included to help explain significant defects or areas of concern identified during the inspection.
Can a market valuation or reinstatement cost assessment be included?
A market valuation and a reinstatement cost assessment for insurance purposes can be added to your Level 2 Home Survey for an additional fee. Let us know when requesting your quotation and we will include this within the price.
How soon will I receive my report?
Timescales vary depending on the property and current availability. We will confirm the expected report date when arranging the inspection.
